This month, we’re spotlighting Roy, owner of Vich Properties, a real estate development, investment, and property management company working throughout Philadelphia and New Jersey. With nearly a decade of experience in the Philadelphia market, Roy has worked on everything from residential renovations and high-end homes to multifamily, commercial, mixed-use, and historic properties.
One of his most exciting recent projects brought him to Ocean City, New Jersey, where he transformed a historic property dating back to 1898 into a unique boutique hotel. Originally operated as a bed and breakfast by the family who lived there, the property allowed Roy to combine the historic character he values in his Philadelphia renovations with a modern beach-inspired design.
“I think it was just a nice combination of, hey, let’s take this mansion from 1898 and bring the historic vibe and renovations that I’ve been doing in the city to the shore and combine it with the hotel, short-term stay.”
While every project brings something different, Roy says the people he chooses to work with are just as important as the projects themselves. That includes his long-standing relationship with Junk in the Truck, which began around 2020.
Over the years, the teams have worked together on full and partial demolitions, renovations, and cleanouts. After years of working together, Roy says the biggest benefit is knowing he has a team he can trust.
“What I do like about you guys is that I know I can trust you. We’ve done so many projects together.”
That trust comes from more than simply getting the job done. Roy knows the crews, knows how they work, and knows that his properties will be left secure and clean when the work is finished. He also values Dave’s background in construction and his ability to understand how demolition fits into the larger project.
For Roy, that kind of relationship reflects a larger philosophy he has adopted in recent years: work with good people.
“I think working with good people eliminates so much headache and it just makes things a lot more enjoyable,” he said. “Business is stressful. If you can eliminate more things that cause you a headache, I think the better.”
